MGPM's experience spans 22 years and services residential, income, retail, commercial and industrial properties. MGPM manages a portfolio of 31 buildings, consisting of approximately 200 tenants. The geographical areas served by MGPM are Playa Del Rey, Westchester, West Los Angeles, Venice, Santa Monica, Marina Del Rey, Culver City, El Segundo, Manhattan Beach and Lawndale.
MGPM oversees a group of outstanding, independent, vendors who include state licensed contractors, roofers, electricians, plumbers, painters and experienced handymen. Referring, and coordinating with, qualified vendors ensures quality service at affordable prices.
Excellent owner/manager relationships are key to success in property management. That is why MGPM establishes time tested communication procedures with each owner, right from the start. Each landlord/owner meets with Steven at their respective property to preview the building site, learn about property details and meet with resident managers. Careful attention is given to existing landlord / tenant relations so that operations run smoothly. Owners are contacted on a regular basis based on landlords needs by phone, fax and or e-mail with status updates and printed reports. MGPM recommends annual meetings with owners at the property for visual inspections. At these inspections we discuss the current status of the property as well as plan for any future improvements the property may require.
MGPM utilizes the state of the art Appfolio software program to manage its properties. Tenant and landlord portals are available to our customers and are accessible via the internet at: matillagrouppropertymanagement.com.
MGPM is always looking for ways in which to maintain high tenancy rates, increase rents when applicable, cut costs and improve the condition of our properties. MGPM holds no ownership interest in any maintenance, repair or vendor firm. MGPM does not profit either financially or otherwise, from any work performed on the properties by the service vendors. As indicated before, vendors are procurred based on type of job and landlord directives on expenditure limits and quality of work requested. Therefore, overhead savings are passed directly on to the landlord. MGPM consistently maintains occupancy rates in the high 90 percentiles. Units are never vacant more than a couple of weeks due to our network of buidings and their proximity to each other.
